 Hello there,

BACKGROUND - My name is Joe da Silva. I have been involved in the sale of real estate for many years and recently decided to branch out on my own as I was tired of the “same old same old”. Living in the age of communication and technology I guess I grew tired of selling real estate the way it has been sold for the past 40 years.

SHOWDAYS – I did some research and realised that a huge percentage of an agent’s time revolves around show houses. This bothered me as I believe that an agent’s strength lies in their negotiating skills and not in administration and for this reason decided to break away from the “establishment” and formed HOMEVIEW365 – a real estate company who do not do show houses.  

WE AT HOMEVIEW365 BELIEVE THAT –  

  •  Agents should spend more time on what they do best - “selling real estate” - and less time on administration - “planning and organising and sitting” a show house.
  • Weekends belong to agents and sellers, their family and friends. Should an agent want to want to arrange appointments over a weekend to view a home that is fine – after all it is your time.
  •  Our HOMEVIEW365 “No Show house” policy has great appeal to sellers so chances are that agents will collect more mandates and hopefully this will translate into more sales. It is really a question of working smart.

HOW HOMEVIEW365 OPERATE –

  • We still do mail drops and call on sellers.

  •  Because there are no show houses we have more time to work our area – more time to meet face to face with our sellers and build solid relationships.

  •  We obtain a mandate – preferably an exclusive mandate. If not we will list all available stock for sale. We believe that our shelves should be full so that when buyers visit our website  they are impressed (as are sellers)

  •  We erect our FOR SALE boards which we are really proud of.

  •  Enquiries come off our For Sale boards and our Sold boards.

  •  Buyers are directed to our website and at the same time we do a brief affordability check

  •  Once the buyer contacts us to view we know they viewed the home on our website, they know the price, we know they  can afford – If they like the home once they have viewed the chances of taking an offer are reasonably good.

  • Our commission rate is 5% - this too allows us to gain more mandates with less confrontation with the sellers.
