THE JOE DA SILVA STORY

 

Hi Everyone

 

Some of you might have been asking “What happened to Joe”? “Where is he”?,” What’s he doing now”?  …… Well relax …..  I’m still here.

 

Things have changed ……..  I am trusting for the better.

 

WHAT HAPPENED  TO JOE - As many of you know I have been involved in real estate for many years – the earlier years on my own and the past 13 years as an agent with Pam Golding Properties in Northcliff.   It was towards the end of April that  I felt I was getting into a rut and needed a change -  not because of anything the company had done – I guess I was getting bored of doing the same old, same old. I was getting tired of cutting out adverts, booking adverts, sitting showdays ……… I felt I was going nowhere. I needed a change ….. I needed more of a challenge ……. I felt there must be another way, a better way, a way aligned to peoples lifestyle to sell real estate and I needed to build something lasting for my family. One thing I knew for certain was, that whatever I did, it  would  to be in real estate …. Something I have always been passionate about.

 

THE PAST - Residential homes over the past 40 years have been marketed by advertising in newsprint and by having showdays. The Real Estate industry believed this was the only way to attract buyers and for years convinced themselves and homeowners that this was the only way to go. Without an alternative everyone listened, and I guess in the earlier years they were right – the majority of firms are still doing this. But times change, technology changes and people change.

 

HOMEOWNERS INPUT – For years many homeowners when asked …..  “What is the one aspect of marketing your home that you are most uncomfortable with?” ….. Besides jokingly saying commission, the word SHOWDAYS  most frequently cropped up. Homeowners simply did not like the idea of strangers having access to their homes when they were not present. Also, SECURITY has became a  huge issue.

 

THE FUTURE -  The idea of forming homeview365 crystalised at  4a.m. on  Monday 27 April 2009 –  FREEDOM DAY ….. The name and the concept were clear in my mind so I got up and made notes …..But more of that later.     Later that day I together with my family started working on the idea – “To sell real estate without going through the trauma of showdays”. There was no doubt that we needed to use the “Super Highway” – “The Internet”  What we needed  was a  super friendly, extra easy, uncluttered website that would attract sellers, agents and buyers and that people would start talking about.

I realised that I would have to give up the comfort of working for a prestige  organisation and go it alone – A David & Goliath story – Joe &Co against the status quo. My family were concerned but backed me.

 

Later on we were fortunate to register a domain www.homeview365.co.za , and engage a website design company who’s instruction was to come up with an uncluttered, clean looking, friendly, easy to navigate site.  

 

THE NAME – The name grew out of the concept – people would be able to view our homes 365 days of the year – Not bad hey!   

 

THE CONCEPT

 

  • We trust that we have come up with an innovative, safer way of selling property.

 

  • It is common knowledge that we are living in the Information Age and that more and more discerning buyers and sellers of all commodities, including real estate, are making use of the benefits of the Internet and are doing their shopping on line. 

 

HOW IT WILL WORK

  • Sellers homes will be exposed on our super friendly, extra easy website  www.homeview365.co.za
  • Buyers will access the website and communicate with 365 or the dedicated agent for the area who will arrange a convenient time to view.
  • Beauty is that the buyers will have seen a home on the website; will have been  screened financially; so that sellers will have buyers visiting their home that have not only chosen their home on our site, but who like it, and can afford it.
  • Going the 365 route to market a home means that neither the seller, nor buyer, nor agent is inconvenienced by a showday – allowing them free time to spend with family and friends. (I can just hear the homeowners and agents sighing …… how wonderful!)
  • No longer will adverse weather or sporting events affect the viewing of a home as it does now with showdays. The agents may if they wish view a home with clients over weekends – all by arrangement

 

Homeview 365’s NO SHOWDAY concept frees up everyone’s time giving them more family time and reducing security risk. To HOMEVIEW365 family is important and if what we are doing is going to make life easier, more enjoyable, and provide precious family time with their families – then we have achieved part of our objective – the other part is to sell homes and make lots of money.  NO MORE SHOWDAYS – HOW WONDERFUL.

 

Besides all the above we also believe that with the high rate of crime that going the homeview365 route is the safer way to sell a home.

So far we have had encouraging feedback – there are those who feel I am crazy to embark on this venture when the market and world economy is in a downward spiral – My reply to them ..... I know I am crazy, and as for the timing I believe it is spot on.

 

Right now I have mixed feelings wondering if I have the energy and gudspa to handle this wonderful concept which could change the future of how real estate is sold – COME WITH ME AND ENJOY THE RIDE.
